Summary

The work focuses on the calculation of Floor Area Ratio (FAR) of all buildings in Olomouc. In order to get the most correct results, it was necessary to find out how many floors each building in Olomouc has. For this purpose, RUIAN database from CUZK was used and missing data were fixed using Google Maps 3D view. The height of buildings was calculated by using DMR 5G and DMP 1G from CUZK. After some research of ratios used in urban planning, the completed database of buildings was used to calculate FAR and other ratios of functional areas of Olomouc. The findings were interpreted in different scales, for different parts of the city, for different types of buildings and for different structures of build environment. The next part of the work consists of recommendations for the municipality of Olomouc, e.g. adjustment of some problematic areas, or recommended ratios to be used in future development of the city. Based on advantages and disadvantages of floor area ratio, new solution for description of density of build environment was invented. Finally the calculated ratios of functional areas were visualised using ArcGIS Online.

The results of this work especially the calculated ratios of functional areas can significantly improve spatial planning process in Olomouc.
